Tru by Hilton Hotel is a new 53,000 SF hotel development located on a 2.0-acre site at 701 NE Gateway Drive in Grimes, Iowa. The four-story hotel offers 116 guest rooms and features a range of guest amenities including an indoor pool, fitness center, and market pantry. Positioned just off Highway 141 and adjacent to the Hy-Vee Multiplex (formerly GrimesPlex), the hotel is designed to meet the growing lodging demand within the city and provide visitors with convenient access to nearby entertainment, dining, and recreation.
The project is part of the 200-acre Hope District, a master-planned mixed-used development that combines sports, retail, dining, housing, and hospitality. Anchored by the Hy-Vee Multiplex and surrounded by new restaurants, retail centers, and residential communities, the Hope District attracts more than 2 million visitors annually. Tru by Hilton Hotel is only the second hotel in Grimes, supporting the city’s goal of providing urban-style amenities in a suburban setting while enhancing the experience for both residents and the more than 500,000 annual visitors to the sports complex.
CDA provided full civil engineering and site development services for the project. These services included the topographic survey, demolition plan, dimension plan, grading plan, and erosion and sediment control plan. Our team also prepared the utility and landscape plans, developed the electrical easement and turning exhibits, and prepared the SWMP and SWPPP. In addition, CDA coordinated construction administration and permitting to ensure compliance and successful project delivery. Through careful design and collaboration, CDA supported the integration of this hospitality project into one of the region’s fast growing mixed-used districts.
