Douglas Avenue Urbanization 86th Street to Elm Drive Urbandale

Douglas Avenue Urbanization | 86th Street – Elm Drive

CDA provided preliminary and final design services for the urbanization of 3,800 lineal feet of existing rural, four-lane divided roadway along Douglas Avenue between 86th Street and Elm Drive. Improvements included adding curb sections to existing pavement, filling drainage ditches, full-depth patching evaluation, and an HMA overlay for the westbound lanes.

A Stormwater Management Plan was developed to manage drainage channel ponding and maintain gutter spread within allowable design standards. A phasing and staging plan ensured continuous two-way traffic flow and side street access throughout construction. The project included approximately one block of neighborhood reconstruction on 82nd Street, encompassing new sanitary sewer, storm sewer, water services to each home, extended storm sewer for future connections, and new roadway, sidewalk, and driveway pavement.

In alignment with the City’s Complete Streets Master Plan, a combined 10-foot HMA trail and 5-foot PCC sidewalk was incorporated along the south side of Douglas Avenue. Additional services included acquisition plat preparation, utility coordination, DNR permitting, and IDOT coordination.
