CDA provided comprehensive civil engineering design services for the UnityPoint Health Waukee Medical Park, a two-story, 72,000 SF medical office building. The facility is located on a 6.98-acre site in Waukee, Iowa. This state-of-the-art facility consolidates a range of primary and specialty care services—including family medicine, internal medicine, cardiology, neurology, dermatology, and OB/GYN—into one centralized location. The clinic also includes laboratory and imaging services, and a dedicated 14,000 SF tenant space for Iowa Radiology, which features advanced diagnostic imaging capabilities such as MRI, CT, PET CT, and mammography.
CDA’s scope of work included topographic survey, site layout design, and full site civil engineering services. These included the preparation of concept refinements, site plan drawings, preliminary and final plats, and acquisition and easement plats. CDA also completed detailed grading, utility, and stormwater management plans, including a Stormwater Pollution Prevention Plan (SWPPP), and erosion and sediment control planning.
Public infrastructure improvements included the design of adjacent public street elements and coordination of watermain, sanitary, and storm sewer services. Site amenities support both vehicle and bicycle access, with 363 parking spaces and 11 bicycle spaces provided. Landscape design and connectivity to on-site detention areas and outdoor plaza spaces were carefully considered as part of a cohesive site experience for patients, staff, and visitors.
Additional services included design coordination meetings with the broader project team, limited bid-phase support, and construction administration and observation to ensure conformance with design intent.
The final site design integrates function and flexibility to accommodate current medical needs while allowing for future expansion, making UnityPoint Health Waukee Medical Park a key addition to the growing healthcare infrastructure in the Waukee area.
