Edencrest is a senior living provider offering assisted living, independent living, and memory care across multiple communities in central Iowa. Civil Design Advantage has supported the development of six Edencrest facilities located in Adel, Ankeny (Siena Hills), Beaverdale, Norwalk (Legacy), Urbandale (Timberline), and Waukee (Kettlestone). Although each site was planned and constructed at different times, they followed a consistent vision focused on functional site layouts, resident accessibility, and long-term operational needs.
Across the portfolio, CDA provided full civil site design services tailored to each location. Specifically, this included site planning, grading and drainage design, utility coordination, and stormwater management. Several sites required rezoning, platting, survey work, and coordination of site easements. Landscape architecture services were also provided to enhance site aesthetics and resident experience. CDA remained involved through various phases of development, from initial concepts and municipal submittals to limited construction administration and as-built documentation.
These communities range from approximately 3.5 to 5.5 acres in size, with buildings between 43,000 and 54,000 square feet and unit counts ranging from 60 to 80. Each facility combines residential units with shared amenities and landscaped courtyards, creating a balanced, high-functioning environment for senior residents. CDA ensured all technical requirements aligned with the operational goals of the Edencrest brand through comprehensive civil design and coordination.
